If you're thinking about selling your home and want to get the best possible price, you're in the right place. Today, I'm going to share with you some common tips on how to increase your property's value before putting it on the market. My overall opinion is to spend a couple hundred for improvements, for a couple thousand in returns.
First up, curb appeal. This is the first impression buyers get of your home. Invest in some professional landscaping or take the time to trim bushes, mow the lawn, and some would say to plant colorful flowers. I feel meh about that tip because why pay for flowers the buyer may not want to keep anyway. But, consider small touches like a fresh coat of paint on the front door or new house numbers that can make a big difference.
Next, let's talk about the kitchen. It's often the heart of the home and a major selling point. Consider upgrading to energy-efficient, stainless steel appliances. New countertops, especially in granite or quartz, and a fresh backsplash can modernize the space without a full renovation. And, if that’s too much to take on, simply keep it clean and free of clutter.
Bathrooms are another critical area. Simple updates like new faucets, showerheads, and light fixtures can transform the space. If your budget allows, upgrading the vanity and adding storage solutions can add significant value.
Energy efficiency is huge for today’s buyers. Install energy-efficient windows, ensure your home is well-insulated, and consider upgrading your HVAC system, calling for maintenance, and/or having it cleaned. Smart home features like thermostats, lighting, and security systems can also add a modern touch that buyers love.
Creating open and functional spaces is key. If possible, open up your floor plan to improve flow and light. Declutter and depersonalize the space so buyers can envision themselves living there. Versatility is also a plus – think about staging a room that can serve multiple purposes.
Maintenance is critical. Fix any minor repairs like leaky faucets or broken tiles. Consider getting a pre-inspection to identify and address any major issues before listing. This can make the negotiation process smoother and give buyers peace of mind. I think it was Krishan Mashore who coined that idea of pre-inspection and listing the property as turnkey and ready to move.
And finally, staging your home can make a big difference in how quickly it sells and for how much. Arrange furniture to create inviting, functional spaces. Make sure all rooms are well-lit and use neutral colors and tasteful decor to create a welcoming atmosphere.
