Hey everyone, welcome back to my channel!
If you turn on the news, you’d think buying a home right now requires a fortune teller and a miracle. National headlines scream about crazy interest rates and housing shortages. But here’s the truth: what’s happening nationally doesn’t mean anything when you’re standing on the corner of Milwaukee and Honore in Wicker Park.
I’m a local Chicago Realtor, and today I’m giving you the real, unfiltered breakdown of what you actually need to know before buying or selling in the Windy City.
First up: Chicago is not one single housing market. It’s a collection of micro-markets.
Saying 'I want to buy a home in Chicago' is like saying 'I want to eat food in Italy.' It’s way too broad! A hot listing in the West Loop is going to act completely different from a classic single-family home in Beverly or a high-rise condo in Streeterville.
When you’re looking at price trends, you can't rely on city-wide averages. You need to zoom into the specific block, ward, and even the building association. One street over can mean a totally different lifestyle—and a totally different price point.
Point number two: Condos play by a completely different set of rules.
We love our vintage Greystones and high-rises here, but when you buy a condo in Chicago, you’re not just buying four walls—you’re buying into a business.
Those gorgeous 1920s vintage buildings have incredible character, but they also have aging masonry, old roofs, and pipe stacks that need love. On the flip side, shiny new high-rises have great amenities, but their monthly HOA fees can take a massive chunk out of your budget.
Before you fall in love with the staged furniture, look at the association’s financials. A good agent will help you check the reserve studies and meeting minutes so you don't end up with a $20,000 special assessment right after you move in.
Number three: Cook County property taxes.
If you’re moving here from out of state, this is usually the biggest plot twist. Cook County assesses taxes differently than a lot of surrounding states or suburbs.
Taxes affect your monthly payment just as much as your interest rate does. Sometimes, buying a slightly higher-priced home with low, stable taxes is actually a much smarter financial move than buying a cheaper home that comes with a massive annual tax burden. Always calculate the total monthly picture—not just the sticker price.
Finally, let's talk about the weather and seasonality.
Yes, spring and summer are the peak chaos months here. Inventory spikes, but so does the competition.
However, don't sleep on late fall and winter! While listing inventory drops when the snow hits, the buyers and sellers who are active in December and January are serious. If you're a buyer, winter can give you way more room to negotiate without fighting ten other offers.
At the end of the day, real estate in Chicago is an incredible long-term investment, but it’s not something you want to guess your way through.
