Hey everyone, welcome back to my channel! Now, before we dive into the tips, I want to talk to a very specific group of sellers: those of you who are planning to sell your home as-is. Maybe you don't have the time, the budget, or the energy to deal with repairs, and you just want a clean break.If you are selling as-is, listen to me closely: decluttering and cleaning are not optional—they are your absolute lifelines. When a buyer sees a home sold 'as-is' and it’s dirty or packed with clutter, their mind immediately jumps to the absolute worst-case scenario. They assume the roof is leaking, the plumbing is shot, and the foundation is crumbling. A messy 'as-is' home screams 'neglect,' which means you’ll get lowball offers from investors. But a clean, spacious, spotless 'as-is' home? That signals a property that was loved, just one that needs a little cosmic updating. It preserves your equity.Alright, step number one: The 50% Storage Rule. Buyers are absolutely obsessed with storage space. They will open your closets, pantry, and garage. If your closets are bursting at the seams, the subconscious message you’re sending is: 'This house doesn’t have enough room.'
Aim to empty about half of the visual space in your cupboards and closets. Pack it away early. Lean, organized shelves give the illusion of endless storage.Step number two is often the hardest pill to swallow: Depersonalize to neutralize. You have great decoration instincts and want to show off but everyone doesn’t have the same style as you. Your family photos and travel souvenirs are what make your house a home. But during a showing, they act as distractions. We want buyers looking at your gorgeous crown molding or your expansive windows, not squinting at your vacation photos. We need to leave room for their imagination.
Step three: Deep clean until it shines—and smells—new. A clean home signals a well-maintained home. If a buyer sees dusty baseboards or grime, they start wondering what else was neglected.
First, let there be light. Clean your windows inside and out, dust your fixtures, and replace any burnt-out bulbs with bright daylight LEDs. A bright home instantly feels larger. And second, skip the heavy candles or air fresheners. They just make buyers think you're hiding a pet odor. Go for fresh air or a very subtle, crisp citrus scent.
Look, packing up your life is emotional, but the psychological shift happens when you realize: I’m not just cleaning to sell; I’m packing early for my next adventure. Every box you fill now is one less thing to worry about on closing day.
Whether you’re listing a pristine turnkey property or selling a home strictly as-is, presentation is everything. A spacious, sparkling home commands a premium price and sells significantly faster.
